Are there any properties I can’t submit to Notify?
Yes. There are some property types and situations that we can’t process informs through Notify.
We currently cannot accept:
| Bills-inclusive properties | Where the tenant does not take responsibility for the utility bills. |
| Properties where the energy supplier is not being informed | Energy is the minimum requirement for a Notify submission. If the energy supplier is remaining with the landlord or agent and is not being informed of the tenant’s details, we cannot process any other informs for the property. |
| Property sales |
Only lettings can be added as move-ins Notify, for properties vacating your portfolio, please add these as move-outs to put the bills back to the landlord’s name |
| Lets on behalf of a housing association/company | The details added on move-ins must be that of the tenants as listed on their tenancy agreement. We cannot accept details of a third party company that lets the property on your behalf |
| Commercial or mixed-use properties | where the utilities are not set up as a standard residential supply.

Other situations that may not be suitable include:
- Temporary accommodation: where tenants are not responsible for setting up or taking over utility accounts. Please ensure that if you are adding temporary accommodation where tenants are liable for their own bills, that the tenants are expected to live in the property for a minimum of 3 months.
- HMOs - properties with multiple tenancy agreements/different start/end dates for tenants. If you have a HMO with 1 shared tenancy agreement and 1 start date, you can submit this.
- Properties where tenants do not wish to be contacted by One Utility Bill - please note that if you tenant does not wish for any contact from One Utility Bill when moving into their property, you will be unable to submit their move-in on Notify, as our welcome call from One Utility Bill is what makes our service free to use!
Supplier and Council restrictions
Some energy suppliers and councils do not accept notifications from third parties or require a different change of tenancy process that we are unable to complete due to GDPR. In these cases, Notify cannot complete the supplier notification on your behalf.
